The 9th &Thomas project houses office, retail, and residential program–containing below grade parking, street-level retail space, an accessible lobby, a three-story podium with a roof garden, a commercial tower, and a residential component. Designed by Olson Kundig Architects to highlight the past and present context of South Lake Union, this building built by Sellen reflects the neighborhood through its scale, modulation, and material choices.
Tenants include Elm Coffee Roasters, Jack’s BBQ, Thomas Street Warehouse and Amazon, as well as pop-up retailers. On the exterior of the building are pubic artworks by Shepard Fairey and Tarsha Rockowitz and inside murals by various artists, photography by Lance Mercer and rotating art exhibitions.
The building has set ambitious energy performance goals of LEED Gold through material selection, a potential chilled beam cooling system, massing orientation, and highly designed green space.
